COMMUNITY ELIGIBILITY & LEASING 

At least one leaseholder in each apartment home must be 55 years of age or older at the time of move-in and throughout the duration of the lease. Additional occupants may be 35+. Please contact our leasing team for details specific to your situation.

Household gross income must be at least 1 times the monthly base rent. Acceptable income verification includes pay stubs, bank statements, tax returns, Social Security award letters, pension documentation, investment account statements, and disability income. Our leasing team is happy to walk you through the process, just give us a call. 
Parasol Melbourne currently offers 12-15 month lease terms. We do offer 7 month lease options with additional Short Term rental fee/month.  Please reach out to the leasing office for current availability and any promotional lease options!

FEES & MONTHLY EXPENSES 

Here is a breakdown of what residents are responsible for at Parasol Melbourne: • Electricity – Residents select their electricity provider of choice. You are responsible for setting up service in your name and paying your provider directly. • Water & Sewer – Billed based on monthly usage and paid through the resident portal with your rent. • Cable & Internet – Please refer to our  community fee guide on the floor plans page to review the monthly fixed fees.
Yes. All residents are required to maintain renter's insurance with a minimum of $100,000 in liability coverage for the duration of their lease. Proof of coverage is required prior to or at move-in. Transparency matters to us. In addition to base rent and the utility items listed above, there may be optional add-on charges such as reserved/covered parking, storage, or pet fees. Our leasing team will walk you through a complete cost breakdown so there are never any surprises.

Our 55+ Active Adult homes do include an in-unit washer or dryer. All units have stackable washer and dryer that have full size capacity. ADA units have side by side washer and dryer.
No, however, residents can fill out a reasonable accommodation form to have grab bars installed. Please contact us for full details!  
Yes, Parasol Melbourne offers elevator access throughout the community.

Yes! Celebrations are what the community is all about. Residents are welcome to host gatherings in designated community spaces - just come ready to set up, clean up, and ensure your guests respect the space and respect community guidelines.
Yes, we have a private dining room as well as a theatre available for rental. Space within our clubhouse can also be reserved. 
The pool is open daily from 9:00 a.m. to 10:00 p.m. Please note that there is no lifeguard on duty, so all residents and guests swim at their own risk. Stay safe and enjoy every minute. 
Yes! Staying active is easy here at Parasol. Our fitness center is equipped with cardio equipment, free weights, and yoga/stretching area. Fitness classes are also offered regularly through our community programming calendar. 

PETS & GUESTS 

Yes! We welcome your fur babies at Parasol! Pets must be registered and approved by management prior to moving in. Breed and weight restrictions may apply. Please contact the leasing office for our complete pet policy. 
We love pets, but all animals on Parasol’s property must be approved by management first. Guests are not permitted to bring pets onto the property.  
Absolutely! We love it when residents share their home and community with the people they love. Guests are welcome at any time. Please notify the office if a guest will be staying with you for more than 2 consecutive days, with a maximum of 7 days per month. Residents are asked to accompany guests when using community amenities.
Residents may bring guests to enjoy community amenities. We ask that all guests are always accompanied by the resident and that everyone is respectful of shared spaces so the whole community can relax and enjoy. There is a 2-guest per apartment allowed.

PARKING & BUILDING ACCESS 

Parasol offers detached garages, and reserved spaces, for an additional fee and open parking on a first-come, first-served basis at no charge. Please contact the leasing office for current availability and pricing on premium parking. 
Parasol features controlled access gate entry. Guests can use the resident's gate code at the entry box. 

COMMUNITY GUIDELINES 

For the safety of all residents, hallways must always remain clear in the event of an emergency. Welcome mats and front door wreaths are absolutely encouraged. Make it yours! 
This 55+ Active Adult Apartment community is designed to be a peaceful, enjoyable community for everyone. Quiet hours are observed from 10:00 p.m. to 7:00 a.m. We ask all residents and their guests to be mindful of neighbors during these times. 
Parasol is a smoke-free community. Smoking of any kind is not permitted inside apartment homes or within 25 feet of building. Please refer to your lease for the complete smoking policy. 
Yes! We love it when residents make their space feel festive. Decorations are welcome inside your apartment and on your front door. Please ensure that all decorations comply with fire safety guidelines and do not obstruct hallways or emergency exits. 

MAINTENANCE, PAYMENTS & RESIDENT SERSVICES

Simply log into the resident portal and click 'Request Maintenance'. This is the quickest and easiest way to track from start to completion. Stop by the office anytime and we can walk you through the process.

At Parasol, maintenance-free means exactly that. Our team handles all interior maintenance requests, exterior upkeep, common area maintenance, and landscaping. No lawn. No repairs. No unexpected Saturday calls to a contractor. When something needs attention inside your home, just submit a request and we'll take it from there!

Our team is available during office hours for maintenance needs. For after-hours emergencies, please call our emergency maintenance line at 321.294.5115 and choose option 2. Follow the prompts for emergency maintenance.

Yes! Online payment through the resident portal is our preferred method, with flexible options including ACH, debit card, and credit card. We also accept checks at the office as well.
